Casago completed the sale of Vacasa’s former markets in 2026. All but roughly 600 of about 32,000 units were sold to local franchise owners. If your property sat in one of those markets, the company managing it changed hands — and the terms you originally agreed to may have moved with it.
This page is not a pitch. It is the information we would want if it were our property: what you own, what the alternatives actually cost, and what to check in your own agreement before you sign anything new.
First: your listing and your reviews are yours
Before you talk to anyone, it is worth knowing that your Airbnb listing, its review history and its Superhost status live on your account, not your manager’s. Changing managers does not reset them. Any company that needs you to hand over the account is asking for something you do not have to give.
What management actually costs
We are not the cheapest option on this list. Evolve’s entry tier is lower than ours. We are publishing the whole table anyway, because the number that matters is the one you pay over a year, and most of the industry will not show it to you until you are on a call.
| Company | Published fee | Upfront | Notice to cancel | Year 1 on $60,000 revenue |
|---|---|---|---|---|
| HostStarter | 12.5% + $99/mo | None | 30 days | $8,688 |
| Evolve (Core) | 10% | $250 onboarding | Not published | $6,250 |
| Evolve (Plus) | 15% | $250 onboarding | Not published | $9,250 |
| Awning | 10-15% (Essential), 18-25% (Full Service) | Not published | Not published | $6,000-$9,000 (Essential), $10,800-$15,000 (Full Service) |

Where the $99 stops mattering
The fairest criticism of our pricing is that the 12.5% headline leaves out the $99 monthly software fee. A competitor makes exactly that point about us, and puts the all-in cost on a median Austin listing at roughly $6,800 a year — about 15%. On a property that size, they are right.
The $99 is a flat cost, so it weighs more on a smaller property and less on a larger one. Here is the exact point where it stops mattering, measured against a manager charging a flat 15%:
| Annual revenue | Us — 12.5% + $99/mo | A flat 15% manager | Difference |
|---|---|---|---|
| $30,000 | $4,938 (16.5%) | $4,500 | We cost $438 more |
| $47,520 | $7,128 (15.0%) | $7,128 | Identical |
| $60,000 | $8,688 (14.5%) | $9,000 | We cost $312 less |
| $80,000 | $11,188 (14.0%) | $12,000 | We cost $812 less |
| $100,000 | $13,688 (13.7%) | $15,000 | We cost $1,312 less |
Below roughly $47,500 a year in revenue, a flat 15% manager costs you less than we do. Above that line we cost less, and the gap widens as the property earns more. If your place sits under it, tell us on the call and we will say so plainly rather than talk you into a fit that is not there.
The part of the table people miss
Look at the notice column, not just the fee. Surge and Vacasa each require 90 days’ notice to leave. AvantStay runs a 12-month term. Ours is 30 days.
If a manager is a good fit, the notice period never matters. It matters enormously if they are not, or if the company is sold again and you find yourself working with an operator you did not choose. A 90-day exit means a full quarter of your season is already committed before you can move.
You should not have to book a call to get a number
Of the ten largest managers we checked, eight will not tell you what you would earn or what you would pay until you have been through a phone call, a form, or an in-person property visit. One requires a manager to visit your home before quoting.
Our estimate takes about a minute and does not require a call. If the number does not work for you, that is a perfectly good outcome and you owe us nothing.
What to check in your current agreement
- Who holds the listing account. If it is not you, ask what happens to the reviews when you leave.
- Your notice period. 30, 60 or 90 days — and whether it must be given in writing.
- Whether the operating entity changed. A franchise handoff can mean a new local owner running your property under the same brand.
- Onboarding and exit fees. Some are charged per additional property.
- Whether your rate changes on renewal. Introductory tiers do not always persist.
Common questions
Do I lose my reviews if I switch managers?
No. The reviews belong to your listing, and the listing belongs to your account.
How much notice do I have to give you?
30 days. Month to month, no annual commitment, no exit fee.
What does it cost?
12.5% of booking revenue plus $99 per month. No setup fee, no onboarding charge.
Do you have a local team in my market?
No — we run a central team with local cleaning and maintenance partners. That is a real difference between us and a franchise model, and it is worth asking both sides how they handle a same-day guest problem before you choose.
