Short version: “No contract” and “no notice period” are not the same thing, and the difference is where most owners get caught. HostStarter is month-to-month and you can cancel with 30 days notice, with no setup or onboarding fee. Vacasa and Surge both publish a 90-day notice requirement. Evolve has no long-term contract but charges a one-time $250 onboarding fee.

What does “no contract” actually mean?

Almost every Airbnb management company now advertises “no long-term contract.” Very few of them mean you can leave this month. The term that actually governs how fast you can go is the notice period β€” how many days of warning you owe before the agreement ends, and how many already-booked reservations you have to honour on the way out.

A 90-day notice period on a property that books 60 days ahead means roughly one more full season under your current manager, whatever the marketing says.

How much notice does each company require?

Every figure below is taken from the company’s own website, checked on 1 September 2026. Where a company does not publish a term, this table says so rather than guessing.

Company Management fee (published) Notice to cancel Upfront / onboarding fee
HostStarter 12.5% + $99/month 30 days None
Vacasa Not published (quoted per property) 90 days Not published
Surge 15-25% typical range 90 days, written None (“no upfront fees”)
Evolve Core 10% / Plus 15% / Pro custom Not published $250, plus $25 per extra property
Awning Starts at 10% Not published Not published
MasterHost 12% / 15% / 18% Not published Not published
TIDY 3.9% + $19/unit/month minimum Not published Not published

Two things stand out. First, the two companies that market hardest on flexibility — Vacasa and Surge — are the two that publish the longest notice period. Both are transparent about it, to their credit. Second, most of the industry publishes no cancellation term at all, which means it lives in an agreement you only see after you have committed.

Are there upfront or exit fees?

Evolve is the only company on this list publishing a mandatory upfront charge: a one-time $250 onboarding fee, plus $25 for each additional property. Evolve describes it as covering photography, listing creation and an onboarding consultant.

Surge publishes “no upfront fees” and states there are no cancellation penalties or buyout fees. HostStarter charges no setup fee and no onboarding fee. For the rest, the honest answer is that the information is not public.

What should you ask before signing?

Four questions settle it, and any manager worth hiring will answer all four in writing:

  • How many days notice do I owe to cancel, and does that clock start on the day I tell you?
  • What happens to reservations already on the books when I leave?
  • Is there any fee to start, and any fee to leave?
  • Whose name is the Airbnb listing in — mine or yours?

That last one matters more than the fee. If the listing belongs to the manager, the notice period is academic; you cannot take your reviews or your Superhost status with you. HostStarter hosts keep ownership of their own listing.

Frequently asked questions

Does HostStarter require a contract?

No. HostStarter operates month-to-month. You can cancel at any time with 30 days notice, and there is no setup fee, no onboarding fee and no long-term commitment.

How long does Vacasa require to cancel?

Vacasa’s own FAQ states you can cancel at any time with 90 days notice, and that reservations already booked during that 90-day window will be honoured.

Does Evolve charge a cancellation fee?

Evolve does not publish a cancellation fee or a notice period. It does publish a one-time $250 onboarding fee, plus $25 per additional property, charged when you join rather than when you leave.

Do I lose my Airbnb reviews if I switch managers?

Only if the listing is not in your name. When you own the listing, your reviews, your rating and your Superhost status stay with it when you change managers.

What is the cheapest Airbnb management fee?

Headline percentages are not comparable on their own, because they cover different amounts of work. TIDY publishes the lowest headline rate at 3.9%, but it is a software-led product rather than a full-service manager. Compare the all-in annual cost for the same scope of service instead of the percentage.
