Evolve has acquired Guestworks, the owner-operated management service Vacasa ran, in an asset deal that moves roughly 1,000 homeowners onto Evolve’s platform. If you are one of those owners, the transition is not a formality, and it is worth understanding what actually carries over.
The catch most owners miss
This is an asset purchase, not a lift-and-shift of the product you signed up for. Guestworks let owners keep a hands-on role while using Vacasa’s tooling. Evolve runs its own tech-enabled model. That means the workflows, pricing tools, and level of owner control you had under Guestworks are not guaranteed to survive the move. Before you accept the new terms by default, you should know exactly what changes.
Questions to ask before you re-sign
- What is the new fee, and how does it compare to what you paid under Guestworks?
- Do you still own your Airbnb and VRBO listings, or do they move under the manager?
- What is the cancellation policy if the new model does not fit?
- Who handles pricing decisions now, and can you override them?
This is a good moment to compare
A forced transition is the right time to look at the whole market rather than accept the default. We keep a plain-English breakdown of the major players in our Vacasa, Casago, and Evolve host guide. If you want a full-service option with a flat 12.5% fee, month-to-month terms, and your name on your own listing, that is exactly how HostStarter is built. Book a free call and we will tell you honestly whether we are a fit.
